Metal Roof Waterproofing:
Metal roofs can cost upwards of $8.00 per square foot to replace. If the roof is leaking but it otherwise structurally sound, it can be effectively sealed and beautified with our elastomeric roof coatings for a fraction of the replacement cost.

Our Metal Roof Waterproofing System can protect against water intrusion, can reduce thermal shock caused by cool rain falling on a hot surface, can reduce heat buildup, can lower air conditioning costs, can reduce wind uplift potential and make the roof look new.
Applying the Metal Roof Waterproofing System is easy and extremely effective. Here's how it is performed:
- Pressure wash the entire roof to remove all foreign matter, biological growth, dirt, debris, loose and flaking rust, old loose coatings, caulk or other loose material.
- Tighten all fasteners, replacing stripped fasteners with the next size larger to secure all end and side laps of the metal sheeting.
- Prime all rusting areas with Metal Primer WB to prevent future corrosion.
- Seal all fasteners with Therm-X Basecoat to provide a waterproof barrier.
- Seal all side and end laps with Therm-X Basecoat using a brush to pack the Basecoat into all gaps and cracks, effectively sealing out water and air infiltration.
- Seal any holes in the metal panels and all vertical seams using our PolyMat Polyester Reinforcing Fabric (see below) sandwiched between wet coats of the Therm-X Basecoat.
- Apply Roof Seal Elastomeric at the rate of 80 square feet per gallon to entire roof surface.
- Apply Super Roof Seal Elastomeric at the rate of 80 square feet per gallon to the entire roof surface.

Material cost totals will be around $1.00 per square foot and will create a beautiful, watertight, storm resistant roof.
For emergency repairs, clean the leaking area and use Therm-X Basecoat Sealant along with the PolyMat Polyester Reinforcing Fabric to effectively seal any holes, gaps, cracks, splits, joints or loose and missing fasteners.
